Bankruptcy Laws

Monday, October 29th, 2007

The US congress passed a set of uniform laws to govern how bankruptcy is dealt with. In these bankruptcy laws, or the bankruptcy code, there are ways to protect the debtor from being harassed while they are trying to pay off their loans. The different methods that can be used are set out in certain chapters of the bankruptcy code.

These bankruptcy chapters such as chapter 11, chapter 9, and chapter 13 are recognized by the judicial courts to be bankruptcy laws that each state must work with. While the main body of these bankruptcy laws cant be changed there are various amendments that can be done.

Food Additives Should They Be Tested More

Monday, October 29th, 2007

For the better part food additives are completely safe even though there has been a lot of controversy around them. Additives have been added to foods for quite a long time, and a lot of our favorite popular foods that I and you eat almost daily contain at least some of these ingredients. My dear friend, who is really fussy and concerned about food additives, had me panicked a little bit about them. She had me where I was really worrying. She was really concerned and said you just don’t know what a food additive could do to you. She considers that there were just not sufficient enough studies into them. When I did a bit of research on my own however I discovered there wasn’t any ground for concern. Several of the basic food ingredients, are in fact, additives. However it usually pays to be reasonable careful, but do not get to frantic all the same!

Jobs For Teens Caring For The Youth Of America

Sunday, October 28th, 2007

When I turned fourteen my parents encouraged me to go out and seek employment, they really wanted me to get a job. I was definitely not impressed with the idea, I would say I was less than thrilled, but in the end my new financial gain was really pretty invigorating. I never thought that I would enjoy working throughout my summer vacation however what happened as a result was it produced many lasting memories and a real sense of pride and responsibility that I most probably wouldn’t have realized otherwise. I started by working for an amusement park that was local, it had been known through out the district as an excellent place as it provided jobs for teens. Certainly, it did not pay an enormous sum of money but the added advantage was I also got free tickets to visit the park when I had a few days off so that I was able to enjoy all the rides which I couldn’t do while I was working.

Should the U.S. Government Bail Out Homeowners?

Sunday, October 28th, 2007

We all know that many U.S. homeowners with sub-prime mortgages have gone into foreclosure or are at serious risk of going into foreclosure.  This crisis is so widespread that many lenders, including one of the largest mortgage lenders: Countrywide Financial, have taken a serious financial hit due to their sub-prime mortgage loans.  Some private banks have come to the rescue, like Bank of America’s assistance to Countrywide but the U.S. Government has also stepped in to pressure many sub-prime lenders to restructure their adjustable rate loans to sub-prime lenders.

Many are blaming the lenders for making inappropriate loans to sub-prime lenders that allowed them to receive an adjustable rate mortgage with little or no down payment. These borrowers could afford to make payments on the 100% loan-to-value ARMs with the low interest rates that were available at the time but after just a moderate increase in interest rates, these borrowers have seen their monthly payments increase significantly.  While the lenders should be held responsible for the financial impact to their company of making loans that were sure to have interest rate increases and higher monthly payments to borrowers who could barely afford the loan at the initial interest rates, the borrowers should also be responsible for accepting a loan they surely wouldn’t be able to afford in the near future.

This sub-prime mortgage crisis is also driving up housing rental prices across the country as many sub-prime lenders who probably should have been renting in the first place have lost their homes and the demand for rental housing has increased.  Investment/Rental property owners are enjoying the market price increases due to this activity as many owners are receiving many more inquiries from their condo and home rental advertising.

The U.S. Government is bailing out many of these borrowers for poor financial decisions and eliminating the personal consequences for these borrowers.  While the impact of this activity to the U.S. economy is undeniable, it is inappropriate for the Federal Government to be bailing out individual borrowers who made poor personal financial decisions.  These borrowers should not be able to keep a home that they cannot afford to pay for at current interest rates just because their defaults will have a negative impact on the economy.  The lenders and borrowers made bad decisions that will affect us all, but we must endure that consequence as a byproduct of our free market economy.

Wedding Planning Without the Politics

Sunday, October 21st, 2007

Planning a wedding can be similar to running for a public position in government.  There are many constituents to satisfy that you know you will have to get along with long after the event.  There are vendors to negotiate with and bribes to offer, etc.  However, just like every political candidate has a campaign manager, every bride-to-be should have a proven printable wedding planner to help her navigate the challenging path ahead.

All Buildings Are Not Alike

Thursday, October 18th, 2007

As well as understanding the space needs of your proposed office space, it is important to understand the shape, office design and efficiency of a building.

A common fallacy is to believe that one building is much like another. Actually, the design and shape of buildings vary substantially in terms of their overall efficiency and effectiveness, and consequently, productivity.

For example, you may choose to rent 50,000 sq ft in one building compared to 50,000 sq ft in another because it might appear to be cheaper. But take a close look at the design. You may be looking at a long, thin Sixties building, or a deeper-spaced building from the 70s/80s. In contrast, today’s buildings tend to have central atria and are doughnut shaped.

The irony is that the more modern the building, the less efficient they are, because by law, you have to provide defined routes of escape between protected core areas. But these diagrams (to come) show you how much of the space you’re paying for is wasted. It is your space, and you’re indeed paying for it; you can’t use it all, however, and you have to provide the corridors. So remember that when you’re comparing buildings, it’s not just about the rental, it’s also about the efficiency.

A key aspect of efficiency is the planning module. Buildings are usually built based on a 1.5 metre grid, so you can create office design in blocks of 1.5m. For example, you can have an office of 3m by 4.5m because the window mullions tie in with the ceiling grids, and tie in with the floor grids.

However, that planning module depends entirely on the age and style of the building. And if you’re considering developing a converted period building in London as an office location, your planning module is likely to be more complex.

In general, the more efficient the building, the more useful space you will have with minimal wastage. If it is less efficient, with, for example, a number of columns in the structure, little nooks and crannies and pockets of dead space, that reduces the number of employees you can get into the building. It also means more expense in having to buy bespoke, fitted furniture to fit the awkward spacing.

Office Design and The Executive Office Ego

Wednesday, October 17th, 2007

It is commonly believed that what separates the men from the boys is grit and determination. Most people think that, to climb the corporate ladder you have to be willing to put everything into your job. People believe that this, combined with some natural skills, is enough for anyone to succeed in the American dream. They are wrong. What is needed, more than anything else, is a sense of theater. Although people are rarely consciously aware of symbols of rank and status within the office interior design, unconsciously we know all about them. More important than hard work, more important than ruthlessness, more important even than competency, is self-confidence.

As a matter of fact, you can see the evidence of rank in almost any artifact of your typical office interior design. Take executive offices, for example. I work in a large office, and many of the lower ranking employees are forced to work in cramped, uncomfortable cubicles. Their executive office chairs are nothing to look at, and in fact are part of their low rank. The executive chairs of the partners, by contrast, are made of genuine leather – comfortable, sumptuous, and conspicuously expenses. This is probably much like any office interior design, and something that most people wouldn’t glance twice at. A closer look at the executive chairs, however, reveals some important distinctions between those who will one day make it and those who won’t.

Contrast the executive chairs of any of the junior partners, and you’ll see important distinctions. Mike Smith, for example, has received promotion after promotion although he has only been here for a few months and is not all that bright. On his plain desk chair, he has added a leather pad. ostensibly, it is for ergonomic purposes, but in fact it conveys a powerful subconscious message. It says that his current status as an underling is only a temporary thing, that already management and greatness or within his grasp.

Right next door, James Jones’ cubicle tells a very different story. His executive chair also has pads on it, but they are merely functional. They serve to help his back problems, but their undecorated features tell the story of his life at the company. He will never sit in one of the sumptuous executive chairs – He has twice the smarts of Mike, but less than half the ambition. His chair looks too comfortable, in fact, and he is too comfortable as well, wallowing in his position of insignificance.

Half again as huge as a Boeing 747, the A380 first appeared on Airbus’ drawing board in 1996. It is the European aircraft manufacturer’s most ambitious project to date and a critical step in its efforts to rebound from a string of troubles. While the aerial mammoth is capable of carrying 800 passengers in its double-decker fuselage, Singapore Airlines has fitted its first ten A380 planes with just 471 seats.

Mace Pepper Spray - Legal To Keep You Safe

Sunday, October 7th, 2007

When you choose to carry a weapon to keep you safe you need to make it accessible at all times or else it’s pointless. Why do I say this? Well if at anytime you come into a situation and you can’t access your Mace pepper spray or your stun gun in a split second then it’s probably not going to do you any good. If your about to be assaulted the person is not going to stop and let you rummage around into your bag to find your Mace pepper spray. This is why when you choose to carry a weapon you need to make it accessible. Never leave your weapon in the bottom of your bag, purse, or glove compartment. In the instant it’s needed you will never be able to reach it in time. Now this is something to think about. It is in your best interest to keep it in your hand when ever you feel the situation could call for it. It may be your walking along a street or going to a remote location just make sure it’s in your hand.

Campaign signs ready for 2008

Tuesday, October 2nd, 2007

Political yard signs are one of the most noticeable attributes of a political campaign in the United States. These small signs are often placed in yards and other highly visible places. Lawn signs are considered a vital component of any local campaign. They are a cheap and effective method of making a candidate known in the election district.

Campaign signs play an instrumental role in establishing a candidate’s identity and acquainting the public with the names of citizens who are running for public office. Political yard signs generally contain the name of the candidate and the office they are running for, and if the candidate is an incumbent, the sign may say so. In some cases, party affiliation might be mentioned on the sign. Extras like the election date or campaign slogan are often added but tend to divert the viewer from the key message. Party symbols are quite popular with yard signs, but photos on a yard sign are controversial. An attractive photo can lead voters to identify with the candidate; on the other hand, signs with photos are usually more expensive. Election and Campaign Sign package prices will depend upon the color, size and quantity you order.
